Cars go in garages, and cars tend to have hot tires when they've been going down the road, so the fact that epoxy paint has a reputation for peeling under hot tires is a heck of a stigma. There's even a term for it: hot tire pickup. Most paint manufacturers promise that, with newer blends, this is not an issue. However, practical experience does not always agree with these claims, although you can never be sure that those who complain applied the epoxy paint correctly. Neither garage floor tiles nor other garage floor coverings have this issue, although mats can bunch up under moving tires, especially during steering. Again, though, that's supposed to be a thing of the past.

Deflecting Other Physical Damage

Epoxy paint does not fare well here, either, due to chipping. When a dropped tool hits a garage floor mat, the result is usually a bouncing tool. However, if it hits paint, there will be a chip, and likely much cursing. Of course, an floor with epoxy paint is a lot stronger than a non-protected concrete garage floor, but anything solid is still going to be prone to this type of damage. Garage floor tile sometimes has the same problem, depending on the tiles' consistency, but unlike epoxy, you can merely exchange the affected tiles for new if needed.

Outlasting The Elements

Of course, the elements have a lot to do with exactly what the flooring will have to survive. As long as moisture doesn't get it first, epoxy will definitely do the best job protecting concrete. With that in mind, be sure to test your floor for moisture before you even order or buy your epoxy. Tiles do not do a lot to protect against the elements, except cause some heat retention, which is still a good thing in the winter months as that's when concrete often splits and cracks. Even less effective, but still better than nothing, would be a garage floor covering, such as a mat.

This means that it must be completely clean and all prior coatings of any sort must be removed. If there are any stains, they must also be removed otherwise the coating will not seal properly, it could flake and chip. Contractors usually apply a coat of waxy or silicon based sealer after installation. This should usually last for several years. However, it should be removed if you plan to apply an epoxy to the floor. Obviously, if you really plan to start an epoxy garage floor project then you have to decide whether your concrete floor is going to benefit from it. If done correctly then the project can be beneficial, however, if done wrong or your floor is not fit for it, you will just be wasting your time. One thing to look for in your garage is signs of a white crystal or white powder. This is moisture seeping up through the concrete, which will cause any coating to lift off. On the other hand, perhaps your floor is painted and the paint is peeling, then likely, that is exactly what will happen to your epoxy garage floor project as well. There is a lot of work for this type of do-it-yourself project. GARAGE FLOORING TIPS & TRICKS FROM THE PROS

Grinding vs. Acid EtchingWe have found that the most efficient way to prep a concrete floor for coating is by mechanical grinding. Our installers use a diamond encrusted floor grinder with a powerful dust collection system that removes a thin surface layer of the concrete. When complete your stained or painted concrete will be white, porous and ready to accept the epoxy coating. A typical 2 or 3 car garage can take up to 2-4 hours to grind.

Some companies will acid wash your floor if it is free of oil and paint, however the acid washing process presents its own set of problems. The acid being used must be diluted correctly or it can damage the concrete. Additionally, the process can create dangerous fumes to, not to mention that it requires proper disposal of the acid water, which can easily damage your landscaping, to include your pavers, plants, grass, etc. The acid wash also leaves behind a wet concrete dust film that must be completely removed from the pores or it could prevent the epoxy from correctly bonding to the concrete floor. This can result in defects to the coating of your floor as the epoxy cures and eventually cause delamination. Additionally the floor would need to completely dry which could take several additional days delaying the start of the applying the epoxy and extending the time to return your garage to service.


DIY Epoxy or Garage Floor Paints
In our opinion these products are nothing but glorified water based porch and floor paints. They hold up fine until it comes to hot tires or anything that drips from your car like oil, antifreeze or gasoline. They usually come with directions that tell you to use a cleaner degreaser which is simply not enough preparation for the traffic of a garage floor. If you have a previously painted floor, all the paint must be removed to insure proper adhesion. The concrete must be ground down or etched to make it porous enough to be coated properly. There are a couple of choices that you have to achieve the proper porous state. One option is to utilize paint removers, which generates fumes as well a big mess, but the industry preferred method is to remove the existing coating mechanically by grinding or shot blasting.

The mechanical methods, which is used by Granite Garage Floors, both remove the paint and grind the concrete. If you choose the paint remover route, you must still acid wash the concrete floor which comes with its own set of issues see (Grinding vs. Acid Etching). Remember, these epoxy coating products are only as good as the surface they are being applied to and, without a properly prepared surface, it will be very difficult to achieve the long-term durability and protection of a professionally installed garage floor coating system. In our opinion, the preparation is the most critical step of the entire process.

Epoxy Garage Floor Treatment

If you have ever thought of applying epoxy on the garage floor there are some things that you need to know before making a purchase at the local home supply center. All hardware stores and do-it-yourself places all sell some kind of epoxy kit. Some work better than others do. Some people have not had much success applying this type of coating to their concrete floor while others say it is the best thing they have done to protect their garage floor.

One reason why some people have not had any success doing this type of do-it-yourself job is that the problem was not theirs but the problem was with their concrete floor itself. Some floors have been found to have too much hydrostatic pressure, which means that water moves from under the concrete up to the surface in what is called capillary action. Then moisture collects on the surface, which thereby breaks the bond between the concrete and the epoxy coat if it had been applied. If you notice that areas of your floor stay moist even during dry days then you most certainly should not apply an epoxy to these areas until you apply what is known as a salt blocker to help prevent moisture-causing problems.

To ensure that your epoxy garage floor project is a success requires you to prepare the floors surface properly. This means that it must be completely clean and all prior coatings of any sort must be removed. If there are any stains, they must also be removed otherwise the coating will not seal properly, it could flake and chip. Contractors usually apply a coat of waxy or silicon based sealer after installation. This should usually last for several years. However, it should be removed if you plan to apply an epoxy to the floor.

Obviously, if you really plan to start an epoxy garage floor project then you have to decide whether your concrete floor is going to benefit from it. If done correctly then the project can be beneficial, however, if done wrong or your floor is not fit for it, you will just be wasting your time.
One thing to look for in your garage is signs of a white crystal or white powder. This is moisture seeping up through the concrete, which will cause any coating to lift off. On the other hand, perhaps your floor is painted and the paint is peeling, then likely, that is exactly what will happen to your epoxy garage floor project as well. There is a lot of work for this type of do-it-yourself project. If you have never completed anything like this before then it is wise to gather as much information as possible before beginning a project like this because your floor may not be right for it.

Epoxy Garage Floor Basics

 
Epoxy coatings are used for a variety of things: boats, floors, and anything else that needs a strong, waterproof coating. If you are considering using an epoxy based paint for your garage or warehouse floor, you probably want a little background information on epoxy based products, including: their makeup, what they can and can't do, useful life, and other helpful tidbits. This information should be helpful for a couple of reasons, the most important being if you are going to spend money to upgrade the surface of your building, you want to make sure you are purchasing the right product at the right price.

To begin, epoxy coatings of all types share several characteristics: (1) they have outstanding chemical resistance; (2) they are extremely durable; (3) they have a low porosity (things do not easily get seep into the coating - think oil stain on concrete); and (4) they have a strong bond strength. These qualities make epoxy floor products a great tool to improve both the look and functionality of your garage floor. And although other products are out there that may be better, nothing is currently available that is easy to get and relatively inexpensive.

The magic of epoxy floor paint happens because of a simple chemical reaction. There are two parts to epoxy: a base and a curing agent. When these two components are mixed in a certain ratio, a chemical reaction occurs, causing heat, which causes the mixture to harden into an inert, "plastic." The reaction takes less than 24 hours, making it extremely convenient for many different uses.

It's not all sun and roses for epoxy floor products, however. Epoxies will yellow and chalk over time, particularly if exposed to lengthy periods of direct sunlight (the UV rays break down the chemical bond, causing yellowing and diminishing the epoxies durable qualities). To combat this, there are UV protectant clear coats that can be applied to the final floor product. Although this does tend to increase the cost of the floor, it can have a profound effect on the life, and look, of your new epoxy garage floor.

Working with epoxy products also takes a little skill. Because it is a chemical compound, it does have a specific shelf life, or time when it can be used. This shelf life can be anywhere from minutes to hours, depending on the mixture and how it is handled. As was mentioned earlier, heat is a result of the chemical reaction, so as the mixture nears the end of its usefulness (before it sets) it will become very hot. Additionally, epoxy garage floor paint can only be used in temperatures above 50 degrees. Below that, the epoxy becomes too thick and takes too long to cure.

And finally, if it didn't make much sense before, it probably will now: these products are best applied using a professional experienced in working with epoxy garage floor paint.
